LEGAL MEET THE PARTNER: DANIEL HANNAM Commercial and residential property specialist at Bower & Bailey Daniel is the youngest partner in the Swindon office of Bower & Bailey. He qualified with the firm and was made partner in 2003. He specialises in commercial and residential property, where he has extensive commercial and residential property experience. He also acts in various commercial matters for clients. Commercially minded, but with a down to earth approach, Daniel is well-known amongst property agents and professionals and has a loyal following for his residential work. A significant proportion of his work is for investors throughout the country. We met with Daniel to find out more about him and the current property climate in Swindon. How has 2017 been so far? it. At Bower & Bailey we strive to adapt swiftly to changes in our environment generally, whether arising from a new government, the regulatory landscape, Brexit or anything else. Incredibly busy, far more than we expected. Despite Brexit fears, the local economy has remained strong and we have been able to grow our market share of residential and commercial property work in Swindon and Wiltshire. What’s the biggest challenge in your role? How many transactions have you dealt with? Probably more than ever for the year to date. In some months’ this year I have taken on in excess of fifty new instructions. I enjoy the variety of work that I am involved in here in Swindon and the professional challenge of my role. With the changes in Government and Brexit do you think the market is likely to change? I think Swindon is a good place to be and I suspect the market and resilience of the economy here are better than most. We expected a slowdown this year, after several years of strong growth, but those expectations have been confounded. The marketplace seems to have gone from strength to strength. Invariably, the market will at least pause for breath at some point, but that is not necessarily a bad thing. Change is obviously inevitable and we try to embrace Managing an extensi ve and diverse caseload, that often involves conflicting demands, under pressure. Having said that, I do enjoy the challenge of managing expectations and the various players and moving parts of a transaction, whilst ensuring deadlines are met and objectives realised. What do you love most about Swindon? Swindon is a dynamic place to live and work. Whilst the economy has always been a strength, Swindon has sometimes had bad press in other respects – but I think it is definitely a town on the up and is rapidly improving as a place to live, work and play. Geographically, I think Swindon is perfectly placed with great access to London and excellent communications in every direction. Everywhere seems to be closer than you think. What would be your top property tip? In terms of any proposed legal transaction I would urge people to seek legal advice at the earliest opportunity. It can often be a very useful exercise to talk things through in general terms at the outset of any matter and prior to any formal instructions - potential issues and relevant considerations can be identified and a prospective client will then often have a far better idea of what to expect. What do you like to do outside the office? I love to travel whenever possible and I like spending time in the great outdoors. Off-piste skiing, sailing, fishing and hiking are all things I enjoy. Rugby is also a passion, but admittedly it’s more often as a spectator nowadays.
