sales, like the Poorhouse, but we also do a lot of confidential and off-market sales,” said Jack.
“ For example, at the moment we’ ve got two large, multimillion-pound business sales proceeding.
“ Those sales require a lot of knowledge. They are more in-depth because you, as the agent, need to learn much more about that business and really know it inside out to be able to best advise clients interested in purchasing.
“ The legal process is lengthier and there’ s much more legal due diligence involved. Parker Barras is there every step of the way to hold the seller’ s hand and guide them all the way through the legal process and help them to completion.” Another deal completed by Parker Barras illustrates the importance of the firm’ s local knowledge, ability to think outside the box and determination to see the job through to a swift conclusion that works for all parties.
“ A property came on the market – a former restaurant at 449 Norton Road – and through Facebook, we got in touch with the owner and met him the same day,” explained Jack.
“ Following that meeting, he then instructed us and initially we had more than 30 enquiries which we dealt with over the weekend. We got more than 10 viewings booked in for the first week and from those viewings, we found a suitable tenant.
“ From meeting the owner to finding a tenant took less than a week. If we had the keys sooner, we could have done same day viewings as listing- there was a great deal of demand.”
Once again, Parker Barras completed a deal in which everyone was a winner.
“ It’ s a really good success story for the owner,” said Jack.“ We’ ve generated him a higher rent than what he was achieving previously, so the owner’ s really happy. But that property itself had super high interest due to its location in Norton village.”
Parker Barras’ outstanding network in the region pays dividends time and again and it’ s something Jack believes is a critical aspect of the firm’ s offering.
He said:“ I think it’ s super important. They say your network is your net worth and often we can have a property that’ s coming to the market and within one or two phone calls, we could have sold it off market.
“ I think our reputation really it speaks for itself. A lot of people we get in touch with say we were highly recommended to them, so that’ s something we pride ourselves on.
“ There’ s no business that we can’ t sell and no location either. Typically, on the property side of things, we stick to the North-East, but our business sales venture out into the rest of the country. We’ ve completed business sales from Scotland down to Cornwall!”
