Property business takes on its own expansion projects

Property specialist Magnum Properties prides itself in “ solving investors ’ headaches ”. Being a one-stop shop for out-of-area investors , the Middlesbrough-based firm offers retained services , including finding a property , ensuring all the paperwork is in order and sharing that essential local knowledge which is key to expanding a successful property portfolio .
And business is going so well , they have recently taken on three new full-time members of staff , taking their total to seven . The majority of the team hails from Teesside , with one new member of staff joining them from Peterlee .
Commercial director Aaron Fisher , who runs the Linthorpe Road office , said : “ We are really busy . We went quiet , like everyone , but things have taken off again and we need the staff to help with the workload . We like to have one person in the team to work with a client so they get that personal touch .
“ There has been a lot said recently about Middlesbrough being the place to invest and we can help investors , especially from outside of the area , who are looking for properties .
“ We can deal with planning issues , licensing issues , building regulations , ground searches for issues such as
68 | Tees Business subsidence and contamination , and to see if it is an area of flooding .
“ We carry out site visits to see if there are any visible defects not listed and look at how a property can be converted . Having that property history is essential .
“ We can deal with local authority enquiries – does the property conform to building regulations and have the correct leases in place ? We can liaise with local owners and solicitors .
“ Investors can do all this themselves but they would need to do site visits . We can save them time , money spent on travel and we have that invaluable local property knowledge to ensure they don ’ t get bitten by a deal that doesn ’ t work out .
“ We want to build that trust with out-ofthe-area investors - and we can beat the price of any quote from anyone .”
Magnum Properties , which was established 20 years ago , specialises in residential sales , lettings , property management and commercial sales and lettings . The company also offers a bespoke and tailor-made approach to finding tenants for properties .
Although they predominantly work in the Teesside and Darlington area , they move further afield when required to by a client .

area ,” added Aaron . “ We can nip out in the car for a site visit or to visit the local authority .
“ Our main work is in Teesside and Darlington , but we work anywhere in the North-East really . I did find a property for a client who wanted one in Scotland . I was happy to travel up there and sort it for them .”
Magnum Properties has also expanded into the student accommodation market . “ We were getting so many enquiries from students walking into the office , we thought we should start doing it ,” said Aaron .
“ We have been working with a local investor on a high-spec property with five studio apartments on Oxford Street , off Ayresome Street near Linthorpe Road , close to both the university and Albert Park .
“ He has done renovations before , but it ’ s his first student let , so we could give him an idea of the rates he could achieve . This has led to us looking for another property for him .
“ This is a market we will be working more with in the future .”
