Demand Drivers
The submarket’s storefronts are driven by 20,000 residents with the second highest incomes after
Georgetown and citywide weekend visitors who frequent Eastern Market during the day and various
restaurants and bars along Pennsylvania Avenue and 8th Street during the evening. On the eastside of
the Capitol, just one new office building at 700 Pennsylvania exists along with a few medical-focused
office buildings. On the westside of the Capitol, the opposite demand nucleus exists: there is almost no
residential, but there is more than 5 m.s.f. of office product dominated by lobbyists, associations, media
companies and a few large law firms. However, even with that daytime traffic, the retail amenity base is
thin, with those daytime residents largely frequenting Union Station and food trucks.
