ARCHITECTURAL & BUILDING POLICY
Below is an extract from the San Lameer Architectural and
Building Policy that lists the requirements and information to
comply with regarding the construction of new dwellings, or
improvements and or alterations to any dwellings and buildings
at San Lameer Estate. For the complete policy, please click on

ARGITEKTUUR- EN BOUBELEID
Onderaan is 'n uittreksel uit die San Lameer-argitektuur- en
boubeleid wat die vereistes en inligting om te voldoen aan die
konstruksie van nuwe wonings, of verbeterings en of
veranderinge aan enige wonings en geboue op die San Lameer

Walls (Exterior):
The specifications for external wall finish as approved by the
Town Planning and Amenities Committee are:
Ÿ Marmaran Earthcote (Resin based) – Trowelled
Ÿ Inkwazi (Resin based) – Trowelled and brushed, brushed or
scratch plaster
Ÿ Gamma Zenith (Resin based) - Trowelled and brushed,
brushed or scratch plaster
Ÿ Decade water sealer clear coat – Sprayed or brushed
Ÿ Decade Dekalite Masonary Paint San Lameer Beige 2 -
Brushed
No cladding on the exterior of villas are permitted.
Windows and Doors:
Window Frames and Sliding doors: To be in natural timber
stained brown colour Mahogany or in Aluminium, Bronze or
Wallnut finish.
Balustrades:
Natural timber stained brown colour Mahogany (WST5) or
Imbuia, Aluminium in Bronze or Wallnut to be used. Glass
Balustrades with Aluminium support may also be installed,
after submitting a request with a balustrade schedule.
Signage:

Clay unit numbers, for the front of the villas, to be purchased
from the Maintenance department according to specifications
of the Town Planning and Amenities Committee of the
Association. No other signs (such as names, company names)
permitted.
Paving:
For paving on any private stand or common property
immediately surrounding your villa, the standard San Lameer
tan bevel edged, flat 15 mpa pavers should be used. If owners
would like to use another type of paver, cobble stone or
stepping stone an official request together with the sample
must be submitted to Management.
Pergolas:
“Pergola” should be a freestanding structure or a structure
with open sides attached to the building and consisting of
parallel colonnades, columns or posts, that support an open roof
of cross-beams, girders or cross-rafters that are at least 45mm
apart from each other. The material to be used for pergolas is
timber and aluminium. A retractable device made of canvass or
similar may be installed on top of the pergola and temporarily
deployed to provide shelter from inclement weather. The
pergola should blend in with the aesthetics and ambiance of the
buildings in the Township.
CATCH AND RELEASE DAM
Please note that no person shall fish or angle by any means
whatsoever in, or take/remove any fish, live bait or crustaceans
from the lagoon or any lake, river, stream or pond within the
township except at the fishing dam adjacent to the Estate
Maintenance Office building, which has been specially
designated for the purpose of fishing (catch and release only)
by the Association.
GOLF CART NUMBERS
Please note that the unit number of the owner must be
displayed on the vehicle in such a way that it is easy visible
during day and night. Numbers for the golf carts are available
for purchase at the Estate Office at R5-00 per number.
VILLA HOUSE NUMBERS
The process for obtaining ceramic villa numbers are as follows;
Ÿ The cost PER NUMBER is R140,00 (i.e. 4x numbers =
R560,00) and can be paid at the ESTATE OFFICE.
Ÿ Take the receipt to the Maintenance Department to collect
Architectural & Building Regulations
