PROJECT Macfrone & Investec Property
The architectural language expressed externally is subtly carried through internally by spatial proportion, aligned circulation, and material transitions. Curves and angles guide internal movement and spatial sequencing, ensuring continuity between exterior form and interior experience. This coherence strengthens the project ' s overall architectural narrative.
Rather than redefining the industrial typology entirely, the project refines it. The architecture enhances identity, improves spatial quality, and contributes positively to the Jet Park industrial landscape, delivering a contemporary industrial facility that is both functional, resilient, and architecturally assured. ■
Environmental strategy and resilience
Environmental performance is embedded in the project through passive and active strategies, ensuring the building is resilient, efficient, and future-ready. The orientation of the office component, together with controlled glazing and vertical slatted screens, reduces solar gain while allowing generous natural daylight into working spaces. This approach improves internal comfort and reduces reliance on artificial lighting and cooling.
The expansive warehouse roof accommodates photovoltaic solar panels, contributing to on-site energy generation and reducing reliance on the municipal electricity grid. This renewable energy component supports daily operations and aligns the project with contemporary expectations for responsible industrial development.
Construction and realisation
Construction by Abbeydale Building & Civils translated the architectural intent into a precise and robust built outcome. The execution of curved elements, slatted screens, and angular canopy structures required careful coordination and detailed workmanship, ensuring that expressive architectural features were delivered without compromising durability or buildability.
Architectural outcome
The completed building shows how expressive architecture can coexist with industrial efficiency. Through the deliberate use of curved forms, vertical slatted elements, bold angular geometry, and integrated environmental strategies, the Heneways New Offices and Warehouse challenge the notion that industrial buildings must be purely orthogonal and anonymous.
