The Heneways New Offices and Warehouse is a contemporary industrial development that reinterprets the conventional warehouse typology through a confident, expressive architectural language. Set within the Jet Park industrial precinct, the project responds to a highly functional brief while asserting a clear architectural identity.
The building shows how industrial architecture can move beyond anonymity by using form, geometry, and articulation to create a distinctive yet disciplined presence.
Designed by Empowered Spaces Architects for Macfrone & Investec Property, the project balances operational efficiency with architectural clarity. Rather than relying on applied finishes or superficial gestures, the architecture is driven by massing, proportion, and controlled expression.
Curved forms, vertical slatted elements, and bold angular geometries are strategically deployed to define hierarchy, movement, and the public interface, ensuring architectural intent remains grounded in function.
Site context and urban response
The site is set within a context dominated by utilitarian buildings that prioritise logistics and efficiency over architectural expression. In response, the Heneways development positions itself as a refined industrial landmark, establishing a strong street presence while respecting the operational demands of the precinct.
The building is carefully sited to accommodate truck access, loading, and yard manoeuvring, while presenting a legible and welcoming office frontage.
Architectural concept and massing
Architecturally, the project is conceived as a composition of contrasting volumes. The warehouse component is expressed as a strong horizontal mass, rational and robust, forming the development ' s operational core.
This volume is deliberately restrained in both form and materiality, reinforcing efficiency and durability. Against this backdrop, the office component is articulated as a sculptural architectural element, visually distinct yet integrated into the overall composition.
