#1 Reason Investors Fail
in the Flipping House Business

o I am sure if you are
reading this, you are
saying to yourself, “not
another flipping
investor”! Well you’re right I
prefer to Wholesale properties
myself or hold them as rentals.
But the whole country is going
nuts over all the TV shows on real
estate flipping or flopping.
So after being in the business
now over 30 years I decided let’s
at least show people the number 1
reason most new & seasoned
investors get into trouble while
trying to make their first million.
So first I know there are many
reasons investors fail in real estate
from, market crashes, un foreseen
issues while rehabbing, running
out of money before the job is
done. There are so many but the
number one reason is still the
number one reason. Before I tell
you what it is let me tell you
about my experience so you will
understand where my logic on this
is coming from.
It all started in the late 80’s for
me as an electronic technician I
was sitting around one night and
saw one of those infomercials.
Yes the famous infomercials!
These days they do them on social
media and everywhere on the
internet. But for now that is where
I started and I started with
wholesaling my contracts on

properties that were deals to
investors who had cash. Yes
Cash was the key for me starting
out since I didn’t have any.
Now let’s move forward a few
years I started really wholesaling a
lot of properties and there was not
enough of me to go around when
it came to finding enough deals.
So I started teaching local friends
and other newbies how to do what
I was doing so they could bring
me more deals. That helped us to
wholesale over 50 in one year on
a part time basis.
Move a few more years ahead
and I was asked to help create
some real estate programs for a
large Guru company and also
teach and mentor their students.
Fast forward we ended up helping
that company fulfill training for
many of the famous Guru’s in real
estate up until around 2008. By
then we had help create their
Wholesale, Mentoring, and
Probate training’s.
Then in 2008 I went back to
teaching through my own
company Real Estate Equity
Development. We were also at the
time involved in International
investing in Panama, Costa Rica,
Buy & Holding in Texas, Along
with Rehabbing and Wholesaling
in Fort Worth, Texas.
