Proverbs 21:5
So I decided with the training
side of my company we needed to
train new & seasoned investors
how to get started and how to
improve their real estate business. I
learned a lot over the last 30 plus
years and I noticed one thing when
it came to real estate investing.
Regardless of what area of
investing you are in everything
comes down to what it’s really all
about with investing and that is the
numbers!
Every rehab, wholesale, hold,
note, everything real estate it comes
down to do the numbers work? But
there are different numbers that all
play a part in this numbers game.
One is you start with the easy
number what is the asset worth
once it is all fixed up nice and
pretty. That is where the comps
come in. But now days everyone
wants to get everything off some
list, MLS is the only list I need for
the comps. Yes there are other
programs out there that can help
you get those ARV numbers. By
the way for newbies that ARV
stands for “after repair value”.
Some of these online programs are
ok but if you find a few realtors to
work with I think it’s more
beneficial for your network.
Remember with a realtor and a
good relationship like I have with a
few of mine you can get deals they
have before they hit a list, which is
the MLS list. Remember once it’s
on a list everyone can get it and
there is just too much competition
for you.
Now I actually have a realtor at
home I have worked with for the
whole time I have been in real
estate. Her name is Renee Kolar
and we have done many deals over
the years she has been a part of our
real estate club www.1REclub.com
in Fort Worth for over sixteen
years. Has done every bus tour for
us that we have had every year in
the Dallas/Fort Worth area. She
even helped us when training all
the Guru students.
But over the years she has
contacted me when she has a
listing before it makes its way to
the MLS that gives me a head start
on everyone else so I can get an
offer in just before it hits the list.
So I know today’s investor is about
sitting at home and working the
internet for everything but I have to
be honest that is part of the
business. But for me I have made
more money with Networking
than I ever had with any list that is
out there.
So besides comps we might
even need some rental info if you
happen to be looking at holding a
property. Cash Flow to me is how
you become wealthy over time. I
use a lot of scripture when
I teach and one I like a lot
is this one; Proverbs 21:5

holding property helps you
if you have children and
family to leave an
inheritance for them. This
brings me to another
scripture I like which is;
Proverbs 13:22
22 A good person leaves an
inheritance for their children's
children,
Now don’t get me wrong we
are talking investing but I am still
trying to get us to the actual
number 1 reason investors fail. So
you don’t have to hold properties,
you can do real estate I guess
anyway you want. I’m just trying
to explain how I have been doing
this business for the last 30 plus
years. And might I say
successfully!
