had just missed the Funding Programme that GPF had been running where young black residential developers where being cultivated and supported based on 100 % landing to develop from ground to roof . I was fortunate to have saved up enough pension from my employment history and cashed out to acquire the hector site .
I would call the below image the humble beginnings for the project . This was in 2015 after holding the land for just over a year and paying Tshwane Municipality for services . We conducted a Geo Technical Report as it was going to be required by GPF to ensure that we were able to build on the site and that the Civil and Structural Engineering drawings and recommendations could be fully supported .
GPF then approved my junior facility in the early 2016 for approximately R11,6million and could not secure Senior Funding for me at the time . That ’ s where the journey of a new entrant in the market became real . I needed to raise an additional R18million of senior debt funding to have adequate funds to construct the scheme of 100 residential apartments .
This I the time I appreciated GPF ’ s patience and understanding to keep the facility alive despite the length of time it took me to secure senior debt funding . The guidance and support they provided me during this journey ,
