But despite more stock coming to market , it hasn ’ t impacted prices which are now up 1.9 per cent compared to last year . While prices have stabilised , we still have a lot of challenges ahead . More particularly , interest rates are yet to peak and there are a lot of fixed rate mortgages coming to an end . At the same time , international students are returning to Hobart and tourism is rebounding . Hobart also has a long term housing shortage which keeps prices far more elevated than they otherwise would .
