2025 Housing Summit: Learning, Leadership, and the Future of Multifamily Housing

Industry leaders, policymakers, and housing experts gathered this fall for the seventh annual Colorado Housing Summit, hosted by the Colorado Apartment Association( CAA). The summit delivered a mix of optimism and forward-looking insights: while recent data shows apartment rents in Colorado stabilizing, slowing construction and shifting demographics could place renewed strain on affordability in the years ahead.

CAA Executive Vice President, Mark Williams, opened the summit by reflecting on how far the conversation has come since the event began eight years ago. Representing 4,200 members and more than 420,000 units statewide, CAA provides homes for roughly 800,000 Coloradans. Mark reminded attendees that the work of housing providers is“ noble and honorable,” but increasingly difficult in the face of high costs and regulatory uncertainty.
Mark highlighted one surprising development: for the first time in years, average rents in Metro Denver have dipped slightly, down 0.5 % from three years ago. This stands in stark contrast to sharp increases in everyday goods such as food and fuel.“ It’ s a rare outcome,” he said, attributing the trend largely to an influx of new housing supply that temporarily eased pressure on the market.
