SHOREVIEW There will be a lot of development and redevelopment underway throughout the year in Shoreview, which according to Tom Simonson, Assistant City Manager and Community Development Director, has seen a record number of building permits and building valuations over the last three years. Under construction now is a new home development going up on an 18-acre site between Interstate 35-W and Rice Creek Parkway. The property, just south of County Road J West, will eventually feature 300 market rate apartments, 48 rental townhomes, and 20 carriage-style homes. “Shoreview, like a number of second-ring cities in the metro, is nearly fully developed; but that doesn’t seem to slow us down. We’re doing a lot of redevelopment, which is attributable to being in such a desired market area. In the past five years we have added almost 1,200 new upscale multi-family rental units, and more are on the way giving people a wider range of housing choices,” he said. In addition, there is a lot of reinvestment by homeowners. Simonson says permits have been pulled for numerous remodels, renovations and additions. “We have some teardowns happening too, mostly on the lakes,” he said. Loden SV is designed for the outdoor enthusiast. It’s nestled on nearly 8 acres adjacent to an outdoor park and connected to a winding network of trails. Take a dip, swing the racket or dream up your own outdoor activity, you’ve got plenty of room to game or entertain. The community features 1, 2 and 3-bedroom apartments. The city will also be involved in several street renewal projects in 2020, including the largest local road project in Shoreview’s history. It will be a $6.9 million project to reconstruct North Owasso Boulevard between Soo and Victoria streets, repave the running trail that runs along the Boulevard’s north side, replace the city water line and rehabilitate its sanitary sewer line. Plans also call for the installation of stormwater collection and treatment infrastructure as part of the project. WHITE BEAR TOWNSHIP In White Bear Township, there are a fair number of projects underway. “We are a township that is almost fully developed and are seeing a lot of interest right now in the remaining undeveloped parcels,” said Township Planner Tom Riedesel. As 2020 got underway, two light industrial buildings were under construction. Specialty Manufacturing Corporation (SMC) is adding a 121,000 square foot building to its campus. A portion of the building will be used for storage. The rest will be leased out to ParAide, which manufactures golf ball washers. The other new light industrial building is a 110,000 square foot office warehouse building 32 Northeast Metro Business being put up by Scannell Properties. Plans call for the space to be leased out. Tom Reidesel Riedesel says there is also a little redevelopment underway on both Eagle Lake and White Bear Lake where older cabins are being torn down to make way for larger houses. Loden SV
