an identity is as important as paying close attention to
the development details.
Q: What motivates you daily?
Q: What is the process for choosing who your tenants
are? Are you very "hands on" with the process?
My faith in Jesus Christ, which is displayed all over Pinnacle
Park, and my family, comprised of my wife and soulmate
Cheryl of 28 years and my four beautiful daughters. Three
have graduated from Baylor and my youngest, Montana, is
a junior at Baylor. I’ve been humbled and blessed to have
had three weddings in the last 22 months and gained three
exceptional son-in-law’s.
A: The retail market has many headwinds and there is a
lot of uncertainty on where things will ultimately
shakeout. With Amazon, who is the “big gorilla” in the
room, we will focus on more boutique-type tenants and
shy away from Big-Box retailers. We have recently hired
CBRE to assume all the leasing responsibilities for PPI, II
and III. CBRE brokers, Radkey Jolink and Bruce Wallace
are two exceptional retail brokers who will market to
local, regional and national users. Our partnership is
very excited to have these two young men be part of
the team. I am EXTREMELY hands on with all aspects of
the development, from the financing, leasing,
construction and dealing with the City since we bought
the property in December 2013. I am very encouraged
by the leadership of city council and its members along
with the new Director of Planning, David Hoover. I also
have a good working relationship with City Manager,
John Baumgartner and Assistant City Manager, Bo Bass.
I am a very different type of landlord, as I try to create a
personal relationship with all my tenants. This has it pro’s
and con’s but I want to be there to help and support
each and every one. As a result, I typically become
friends with them and their families. One example is with
one of my tenants, Manish Maheshwari. When hurricane
Harvey hit the Houston area, he called me and said,
“You need to get down here and help out, it’s really,
really bad”. My wife and I went down on that Saturday
after the hurricane and helped distribute food donated
from various companies in Pinnacle Park. Another time,
Manish informed me that a customer of his had been
fatally shot in Santa Fe. At his recommendation, we
made a financial donation to help the victim’s daughter
pay for the various costs that mount up during
unfortunate events like this. My other friends, Larry and
Tikie Kriticos, owners of Olympia Grill, John and Yasmin
David of Salata, Clint Hall of the Jerky Outlet and Bob
Lin with Abuelo’s have all invested a lot of time and
money in their operations in Pinnacle Park. They believe
in the City and its people so I would encourage
everyone to come out and support them. As a side note,
I visit the site weekly if not bi-weekly.

Q: Do you have any other plans to build in League City
or surrounding cities that you can discuss?
A: We have nothing at this time as we still have another 4
to 5 years to see this to completion. However, I would not
be opposed to looking at new opportunities.
Q: What other projects is Pinnacle Alliance Fund
working on?
A: We focus on all types of real estate including office, retail
and industrial. Our projects are located in San Antonio, Port
Arthur, The Woodlands, Lumberton, Victoria, Sealy and
Liberty Hill as well as the Houston area.
