Pinnacle Park:
An Emerging Destination
in League City
Q:
Q: What does Pinnacle Alliance Fund, Inc. do and what
is your role in the company?
A: Pinnacle was incorporated on July 26, 1994 and
operates as a full-service development company that
provides real estate development services, brokerage
services, property management services, leasing and
construction management. Pinnacle has three partners,
Robert Cranshaw (League City resident), Chris Janse and
myself. Actually, our first retail development was in League
City in front of the Meadowbend subdivision back in the
mid 90’s. We have all shared multiple roles in making
Pinnacle a success throughout the years. We look for value
opportunities utilizing our knowledge in construction to
mitigate costs and create value. Our philosophy has been
to never give up and to stay positive while believing in
ourselves and maintaining a can-do attitude.
Q: Tell us about Pinnacle Park in League City.
A: Pinnacle Park is a 110 acre mixed-use development that
will have retail, medical, office, hospitality and multi-family.
Our north anchor is Cabela’s and our south anchor is
Memorial Hermann. We intend to build retail in the area
between Cabela’s and Memorial Hermann as well as in the
area to the west, towards Calder road. Cabela’s and
Memorial Hermann own their property outright but we
consider them to be an integral part of the development.
Phase I consists of 16,000 square feet of retail, comprised
of Red Wing Shoes, Beef Jerky Outlet, Coco Crepes and
Little Mia Bella, who will be opening at the end of October.
We are also working to backfill the Tilted Kilt space with a
family-friendly restaurant. Phase II consists of four buildings
totaling 32,000 square feet. Tenants include Abuelo’s
(Mexican food), Salata (salads, wraps and soups), Olympia
Grill (seafood) who will be opening in October 2018 and
Kabuki Japanese Steak and Sushi, opening in January
2019. We have 6,900 square feet remaining left to lease in
this phase. We are really excited about Phase III, which
will be approximately 80,000 of retail, 30,000 of office and
will have a structured parking component. Phase III will be
very pedestrian friendly, with numerous green areas and
water features. I would categorize Phase III as a hybrid of
The Woodlands Town Center, City Centre, Vintage Park
and Uptown Park.
Q: Where did the idea/design come from? How did it
come to play?
A: I’ve been extremely fortunate and blessed to travel to
many parts of the world and have observed various types
of architecture and taken a lot of pictures. One place very
close to H-Town is the Pearl and Hotel Emma, located in
San Antonio. I love how this development has attracted a
number of corporate businesses in the area which in turn
support the retailers. This is a critical component for any
type of development and something we are focusing on in
Phase III with the support of League City through
