Help out by volunteering for a committee Hello everyone ,
First , a correction from last month ’ s Villager : End-ofthe-year CCC
NEWBORE unaudited financials for 2021 included revenues of $ 1,344,562 and expenses of $ 1,241,503 , and a positive net of $ 103,059 . It was my typo mistake .
In Board actions , the Edith Green Park Master Plan study began with a kickoff meeting and subsequent discussions . Four resident focus groups were formed to provide input . Approval was granted to the golf course to use the current general manager ’ s office for turn storage once it is vacated by the staff when they move to the new Activity Center . Staff has already begun using the lounge as a staging area for items that will be moved . The Board also approved a new lease of our boathouse with the Clackamas County Sheriff ’ s Office . It will

give us about a three-year payback on our investment , which is pretty good . More sheriff presence in Charbonneau should also increase boater safety and safety in the Spring- Ridge and Haven areas . An easement was signed with Haven that will allow work to begin to expand the marina parking lot . We also reviewed a very well done dashboard to look at our monthly operations financial picture . With two short pages that include numbers and pie charts , a board member can get a solid understanding of our monthly financial picture instead of having to wade through 12 pages of detailed financial data . Since most of us are not accountants , this is a huge tool for the board . Kudos to Director John McLain for all the time and expertise he put into developing this tool . Also , check out our new website . More kudos to Director Steve Switzer and Charbonneau resident Elaine Swyt for the work they put into it . On a different , tiresome subject , the board reaffirmed its earlier CO- VID-19 guidelines which follow the governor ’ s order regarding masks , vaccines and social distancing in CCC facilities until the omicron wave passes .
The board does much of its work through its committees . Members of these committees are a mixture of board members and residents . However , all committees are chaired by a board member and all committee members are volunteers

who freely donate their time . Time commitments range from a few hours per month to a few hours per week . Some of these committees are :
� Executive Committee : Consists of the four board officers and advises the president �Architectural Control : Chair Kathy Harp , governs all resident property exterior changes to ensure compliance with our architectural standards listed in the Resident Guide .
�Asset Management : Chair Anne Shevlin , manages all of our CCC-owned physical assets .
��Paddle Club / marina Subcommittee : Chair John McLain , works to improve the marina and add a facility to store kayaks and other paddle watercraft .
��Civic Affairs : Chair Steve Switzer , watches state legislation that may affect HOAs , maintains relationships with local governments and is involved with airport issues .
��Communications : Chair Steve Switzer , works with the Villager , our website and other methods to communicate with Charbonneau residents .
��Emergency Preparedness and Safety : John McLain , Sandy Batte , co-chairs , and Patrick Donaldson , provide readiness planning for emergencies ( earthquake , ice storm , etc .), and work to improve our safety .
��Financial Oversight : Chair John McLain , provides budgetary help and an outside

view of our finances .
��Hospitality : Chair Judy Brennan , welcomes new residents . This is a fairly new committee and is still getting ramped up .
��2040 Committee : Chair Jim Gibbons , looks at a longrange plan for Charbonneau .
��Golf Course Metrics and Common Elements : Chair Jim Gibbons , provides shareholder oversight on the golf course and joint board interaction on golf course uses for our residents .
��Village Center Development Task Force : Chairs Anne Shevlin and Kathy Fuller , this committee has been responsible for planning , designing and managing the building of the Activity Center .
Many subcommittees to the Task Force have completed their work and no longer meet . Two important subcommittees are still working on their projects .
These include the Pickleball Subcommittee , Chair Anne Shevlin , which is still working to bring permanent pickleball courts to Charbonneau , and the Event Center Development Subcommittee , Chair Kathy Harp , which is working on uses of the existing clubhouse , including the possibility of a restaurant .
We are all anxious to see construction finished on the Activity Center , so that we can acquire our occupancy permit and finally use the building . Receiv-

CCC Activities By JENNIFER WAGGONER
Gear up for the Easter Egg Hunt All CCC events for March are subject to change following the governor ’ s guidelines . Due to these uncertain times , please use the website calendar for updates on events .
Easter Egg Hunt
The Charbonneau Country Club Easter Egg Hunt will take place 10 a . m . April 16 . You can find registration forms in the Villager or at the CCC office . Forms will need to be dropped off at the CCC office by Friday , March 25 .
Zumba classes
The start of Zumba classes has been delayed and will take place in April . Stephanie Holliday will be leading the classes at 10:45 a . m . on Tuesdays and Thursdays in the new exercise room of the Activity Center . For more information , contact Stephanie at 503-734-0366 .
