units in the North Coast starting from Kilo 33 until Kilo 220.
There are a lot of different projects and amenities to choose
from which will only further develop and increase in the
coming period. ” he explains.
With all the new changes in the North Coast, it was essential
for us to find out which areas have the highest future invest-
ment opportunity. Both Mr. Gamil and Mr. Fergany agreed that
Ras El Hekma is a great location. “Many developers are focus-
ing on Ras El Hekma and 99% of them are well-known. It also
became easily accessible due to the El Fouka road.” says Mr.
Fergany. Mr. Gamil also mentions Almaza as one of those areas,
“the beach there is magnificent and the sea is crystal crisp, the
closer you get to Marsa Matrouh the more astonishing the
view is. People used to consider the place far, but the El Fouka
road made it more accessible.” Mr. Gamil says. These answers
do not come as a surprise, since in 2014 we conducted an
interview with one of our Broker Owners who said that, “the
coastline all along from Sidi Abdel Rahman all the way west to
Marsa Matrouh is where all the coming real estate hype is seen
since a couple of years and will continue for the coming years.”
So, it is safe to say that in the past four years, more and more
attention has been given to the areas closer to Marsa Matrouh.
Due to all those new developments, the North Coast’s popular-
ity is ever-increasing, “the North Coast will always have its
stature; it is different from any other place in Egypt.” says Mr.
Fergany. Even with the rise of new popular destinations, the
North Coast is still going strong, “El Gouna will take some of
the North Coast’s vacationers, but interest in the North Coast is
still increasing.” Mr. Gamil elaborates.
Finally, there is the question of tourism. Sure, the North Coast is
popular among Egyptians, but more foreign tourists will
definitely benefit the economy. We were curious to know what
action the government is taking to make the North Coast a
touristic destination. “The New Alamein City will have huge
strong facilities, and it will be successful.” Mr. Fergany says. Mr.
Gamil believes this change has already started, “they have
already begun, a Four Seasons Hotel will launch in the New
Alamein City, as well as other hotels, because hotels are essen-
tial in order for it to be a touristic destination. The majority of
vacationers there are Egyptian, but last year I was told that lots
of foreigners were in the North Coast.” Mr. Gamil concludes.
