& DEVELOPMENT
The County supports beneficial development
while maintaining and improving the quality of
the environment. Planning & Development strives
to find a balance between land preservation and
responsible, sustainable development.
2016 was a busy year for Development; we saw a total
of $27,403,532.03 in developments, with 91 single family
residences being approved within the County. Roughly
24% of these homes were located in Division 2 alone!

Development permit applications over the past years have
decreased. However, the number of applications overall
represent a 29% increase over a five-year period from
2012. Planning & Development issued 1,202 permits of all
types in 2016. Most noticeably, we had a 90% increase in
plumbing permits in 2016 from 2015.
Lac Ste. Anne County land continues to be subdivided
at a rapid rate. On average, we receive more than 50
subdivision applications per year. In 2016, the County
approved subdivisions with a total of 94 new lots being
created. In the last three years, the County has approved
subdivisions with a total of 636 new lots, and since 2012
the number of parcels created each year has increased
a total of 78%. 2016 was a busy year, and we anticipate
2017 to be equally busy.
As of 2015, all County departments including Planning
& Development announce notifications via the County
website and the Lac Ste. Anne Bulletin. For Planning
& Development, these notifications will include: hearings;
planning documents; permits; and decisions.
Residents can subscribe to the Bulletin free of charge if
it is being mailed within the County. Those who require
a copy outside the County must simply pay for postage.
Alternately, weekly editions of the Bulletin can be viewed
and downloaded at LSAC.ca/bulletin.
SUBDIVISION & DEVELOPMENT APPEAL BOARD
Decisions made by the Development Officer, Subdivision
Authority or Municipal Planning Commission in relation to a
stop order, development permit application or subdivision
application are all appealable. Those who wish to submit
an appeal are asked to fill out an appeal request on
the designated form, along with the appeal fee to the
Subdivision & Development Appeal Board Secretary within
the required timeline. All forms and further information can
be found on the County website.
DEVELOPMENT PERMITS
& BUILDING PERMITS ARE DIFFERENT
Important reminder that a development permit is not the
same as a building permit. A development permit allows
for a specific type of development on a specific parcel
of land in the community to proceed, consistent with the
zoning and development bylaws of the County.
A building permit allows for construction of building(s)
or structure(s) to proceed on condition of compliance
with the Alberta Building Code which addresses building
and fire safety. A building permit is required for the
construction, alteration, repair, relocation, demolition, or
change of use of a building. Farm accessory buildings,
and non-hazardous accessory buildings under 100 square
feet (10 m2 ), are exempt.
