KINGSGATE PARK

A well-considered plan

As well as ensuring that the proposed developments will meet the sporting, academic and pastoral needs of the School going forward, we have considered the historic, environmental and other sensitivities of the campus.
ACCESSIBILITY Built in the 1960s, disabled access to the existing PEC is restricted in some areas. The new Sports Centre will provide improved access and changing facilities that meet current Sports England requirements. Similarly, the new Sanatorium will meet accessibility standards.
CULTURAL HERITAGE The whole of the College’ s campus is contained within the Winchester Conservation Area. While none of the structures that form part of the Kingsgate Park Project are listed buildings, parts of Mill are held in high esteem by the College. Rather than replacing it altogether, Mill will therefore be refurbished and extended, retaining its more valued features.
LANDSCAPE AND VISUAL IMPACT The campus consists of landscape that is of national significance, as well as being an important part of the setting for the School. The new Sports Centre will be arranged into three separate, but linked,‘ pavilions’, comprising the swimming pool, sports hall and fitness suite, which will help to visually break up the building mass.
PROTECTION Boys’ safety and security are of paramount importance at all times. By consolidating sports facilities, including the currently remote fives courts, in a manned Sports Centre we will create a more protective environment.
SUSTAINABILITY The existing PEC is thermally inefficient, while having a high energy demand. Using a combination of passive design measures to reduce energy demand at source and active design measures to service this reduced energy demand as efficiently as possible, we will minimise the new buildings’ energy consumption. Use of renewable energy installations will further reduce carbon emissions.
TRAFFIC AND TRANSPORT IMPROVEMENTS Moving the existing vehicular access to Norman Road will create safer pedestrian access to this part of the campus and the new Sports Centre. An added benefit is that this will reduce the amount of traffic travelling along Kingsgate Road and using its narrow entrances.
