There is an unshakable certainty in the economy: crisis and euphoria are over. This logic holds true for the housing market as well, and the five- year low is finally over. According to the Brazilian System of Savings and Loans (SBPE), the construction sector moved R $ 57.7 billion in 201 8, an increase of 33% compared to 201 7. In São Paulo alone, the annual survey of the Housing Syndicate (Secovi-SP), were 29,900 new units built last year - 26.7% increase in supply. Other economic indicators, such as GDP and the Selic rate, also show positive data. Brazil had a period of sharp growth between 2008 and 201 4, when property prices soared. The niche of micro-apartments (units of up to 40 m2) remains heated despite of promotions seen in 201 8, when a temporary bubble occurred. Analysis of the Zap Group, which specializes in real estate, estimates that more than 55,000 units of this category were launched between 201 3 and 201 9. The heated economy tends to bring professionals (single or young couples without children) to metropolises and it is precisely in the big cities where there is a higher concentration of small apartments, especially those up to 28 square meters. It is a real estate movement that goes in the same direction as overcrowded cities around the world. This type of property also attracts investors, who see possibilities for higher returns when applying in the niche of micro- apartments. Lower interest rates with the return of credit to the market and higher potential for profitability stimulate the search for real estate as a form of investment. The Getúlio Vargas Foundation (FGV) suggests that housing demand in Brazil is 1 4 million homes by 2025. With the economic recovery still in the recovery stage, prices remain inviting. These trends are corroborated by the fall in the Selic rate (6.5% in 201 8), whose decrease has a direct impact on real estate credit supply, and controlled inflation - should be within the target of 4.25%.
