The market may cool but our region remains resilient

If there ’ s one thing we ’ ve learned throughout the 2020s , it ’ s that it doesn ’ t take a long time for everything to change . That can make predictions tricky , particularly when it comes to an area as often unpredictable as the housing market . There are , however , several indicators that can prove insightful to the future of the market .

It is predicted by many that house prices will begin to cool this year , due to a range of factors . The end of the stamp duty holiday , market uncertainty over the Russia invasion of Ukraine and the general rising cost of living will all play into a general cooling in the market and a potential drop in prices .
The North-East in particular has so far seen modest growth in house prices , growing 8.7 per cent in the past 12 months , as of March 2022 , but remains second only
Efficiency - OCALS managing director Jeremy O ’ Connor says help is at hand in the house buying process
to London in terms of low annual growth . It also continues to have the lowest average house price at £ 155,000 . This could indicate continued room for growth in the region , even as the market cools overall . In terms of getting on the property ladder , mortgages are still available . However attractive deals are getting fewer and further between , and large deposits will always open more doors .
Despite the market challenges that may lie ahead , it remains as important as ever to ensure efficiency within the house
buying process . By offering more than 80 different search options under one roof , and with the option of digitising the entire process , OCALS offers just such efficiency to solicitors , often shaving as much as three weeks off the process . OCALS is staffed by a team of local people , all experts in their field , with a second-tonone knowledge of the area and offering helpful and friendly support .
