What were the common mistakes that you managed to avoid ?
As a practice , we are working on a daily basis with a mix of councils across the county and so have an in-depth working knowledge and understanding of varying requirements council by council and area by area . This means we are always able to try and balance the client ’ s brief and the needs from the local council to create a project which works for all . This saves both time and , where possible , unnecessary expense , meaning we are able to efficiently design schemes which have the best chance of succeeding .
What are your hints and tips for those looking to begin a project to extend or build a property ? As early as possible , engage with a local professional , such as Kent Design Studio , to seek advice . In most cases it is advisable to also engage with the Local
Authority at an early stage with your chosen professional ’ s help .
Allow for realistic timescales . Things like ecological surveys often need to be undertaken at specific times of year , which can impact start dates for projects if not taken into account from the outset .
If you have a design in mind , be prepared to be flexible to fit in with the council , and if working to a strict budget then be open to adjusting the size of the project to fit .
What ’ s next ?
We always have a varied range of projects we are working on at any one time . This currently includes a proposed contemporary single dwelling which has just gained permission in a rural location in the High
Weald Area of Outstanding Natural Beauty , and is now out for tender to start work in spring 2022 . We have a couple of new farm shops we are looking to submit planning applications for soon , to help diversify existing local agricultural businesses . Plus numerous extensions and conversions to extend living space or provide working from home space , including some listed buildings .
