BUILDING AND ACCESSORY ZONING PERMITS
WHEN DO YOU NEED A BUILDING PERMIT OR ACCESSORY ZONING PERMIT?
Building Permits are required for the following construction work to your home:
• Additions to your home or building
• Attached decks
• Swimming Pools
• Any structural changes to your home or building
• Garage or carport attached to the home.
Please submit the following with your BUILDING PERMIT
APPLICATION:
• A set of detailed plans with front, rear, and cross-sectional views and elevations. The plan should include water runoff and erosion control as applicable.
• Energy conservation requirements, per the Pennsylvania Alternative Energy’ s Provisions. This is required for habitable additions and new homes.
• Copy of the property survey with proposed project and front, side and / or rear setbacks.
• Copy of contractor’ s workers compensation insurance( if using a contractor).
• Appropriate fees( cash, checks, MasterCard, Visa and Discover cards are accepted)
After the application and all required documents are submitted with the applicable fees, the building inspector will review it to make sure the project is code compliant and issue a building permit.
ACCESSORY ZONING PERMITS are required for construction and building projects that do not fall under the requirements for a building permit. An Accessory Zoning Permit is required for:
• Sheds under 144 sq. ft.
• Carports
• Detached garages under 1,000 sq. ft.
• Other detached accessory structures to one or two-family dwellings.
The Accessory Zoning Permit Application should include a survey of the property to ensure the proposed construction is not encroaching on property boundaries, public right-of-ways or underground utility lines.
FENCES – PERMIT NOT REQUIRED. Fences may be installed on the property line with a maximum height of six( 6) feet. The maximum height of a fence in a residential district erected between the front building line and the front property line is four( 4) feet in height and is required to be at least ten( 10) feet away from any paved street. Fences that have one finished or decorative side shall be oriented with the finished side facing outward toward adjacent parcels and away from the interior of the lot to which the fence is associated. OPEN BURNING REGULATION
Open burning may only be conducted in accordance with Allegheny County Health Department Article XXI § 2105.50“ Open Burning.” Municipal ordinances may only be equal to or more stringent than ACHD regulations.
Fires must be at least 15 feet from the nearest structure, neighbor’ s dwelling or inhabited area, including:
• Property line • Sidewalk
• Roadway • Public access area
Fires may be no larger than 3’ wide by 3’ long by 2’ high and must be attended at all times by a competent person at least 18 years of age.
BURNING MATERIAL: No material other than clean wood, propane or natural gas may be open burned except for:
• Commercial available fire logs, paraffin logs or wood pellets.
• Paper and commercial smokeless fire starters in order to start a fire.
• Charcoal for the preparation of food only.
AIR QUALITY ACTION DAYS: Wood burning activities are prohibited on Air Quality Action days, with the exception of burning for the commercial preparation of food.
