WHAT’ S HAPPENING IN THE GATEWAY DISTRICT? The MTGA voted to approve a preliminary development agreement with Millcreek Momentum, LLC for the Gateway District project at West Eighth Street and Peninsula Drive.
This project has been guided by years of planning, beginning with the 2018 Embrace Millcreek Comprehensive Plan and the subsequent Presque Isle Gateway District Plan. Those plans were shaped by community input and reflect a long-standing desire to thoughtfully improve this corridor— one of the most meaningful and iconic intersections in our township.
HOW WILL THE TOWNSHIP RECOUP ITS INVESTMENT IN THE SITES? The development will generate a surge of new residents, businesses and spending in the Gateway District.
The initial investment to secure the site was a necessary part of the vetted, nationally regarded economic development process. Capital improvement investment- designed to increase Millcreek’ s ability to generate revenue – was one of intended purposes of the proceeds from the sale of the Millcreek Water Authority, which was used to secure the sites.
The development itself will create increased revenue, as well as acting as the anchor and catalyst for additional investment in the Gateway District. Increased property values lead to an increase in real estate tax revenue, and additional residents contribute to earned income tax revenue. Like any successful redevelopment project, this will pay off for generations of Millcreek residents and help the Township navigate the next decade of growth. Through the Gateway District, Millcreek is investing in a new town center for residents as well as the millions of visitors who access Presque Isle State Park.
