What’ s Going On With the Former Borough Building Site?
If you’ ve been wondering about the future of the former Brentwood Borough Building site, you’ re not alone. While multimillion-dollar developments take time to bring to life, exciting progress is happening behind the scenes.
Massaro Properties, in partnership with Brentwood Borough, is leading the $ 15 million dollar redevelopment of the site at 3624 Brownsville Road, transforming it into a vibrant mixed-use community that will blend new energy with Brentwood’ s established character. This project aims to serve as a model for smart, pedestrian-friendly growth along Brownsville Road and the greater business corridor.
Project Overview The development will feature:
• 35 residential rental units with a blend of 1- and 2-bedroom apartments
• 8,000 square feet of ground floor commercial space ideal for a restaurant
• A proposed parking strategy that combines on-site, street, and Borough-owned lot options
• 6 – 8 full-time jobs from commercial tenants and 1 – 2 jobs for residential operations
• A significant increase in property and earned income taxes
Funding for the project is being assembled from a mix of public and private sources, including the Redevelopment Assistance Capital Program( RACP), Keystone Communities Program, and Traditional Bank Construction Loan.
Project Timeline Key project milestones include:
• Late 2025: Finalizing agreements and site control
• 2026: Construction begins, lasting approximately 14 months
• Mid-2027: Construction complete
• 2028: Lease-up and full stabilization of the property
