Selling or Buying a Home in Brentwood is as Easy as 1, 2, 3, and 4!
Brentwood is experiencing a spike in the number of homes that are being purchased in Brentwood over the past few years! We understand that this is a stressful time for both the buyer and the seller.( As well as the Realtors and Closing Companies). In order to make this process as easy and painless as possible, Borough Officials invited Realtors and Closing Companies to a round table discussion. One of the biggest complaints is that nobody from the Borough returns calls in a timely manner. As mentioned in previous articles the Borough staff is limited. They found themselves taking calls and answering the same questions associated with one single sell from first the seller, then the realtor, and sometimes the Closing Company, and sometimes the buyer.
The result of the group meeting’ s valuable input was the adopted procedure outlined below. PROPERTY TRANSFER CHECKLIST

We would also get phone calls inquiring about the status of the plumbers dye test or CCTV. Four or five phones calls with the same question. It was obvious with the group that there should be only one point of contact to alleviate this as well as the chance of miscommunicating something. This was the biggest addition to the process. The second item discussed was the schedule. Too many times the Borough would receive a copy of the plumber’ s CCTV of the lateral sanitary sewer line the SAME day as a scheduled closing. We try to accommodate everyone but this again is inefficient and sometimes we do not have the personal to complete the review due to other closings, projects, or vacations. As such, the group agreed that the Borough should have at least five( 5) days to review such important documents and videos to make sure that everything is covered. Since implementing this process the number of duplicate phone calls has decreased considerably and the process work, when it is followed. rentwood

Please note that all general questions( i. e. results of the occupancy inspection, results of the dye / sewer lateral inspection) should be directed to the Borough solely by the primary point of contact. Before inquiring on the status of closing documents, confirm that the following items have been completed:
Step 2:
r Submit the required transfer fees. For all properties, the fee is $ 50 for a lien letter, $ 50 for a dye test certification, and $ 50 for a sewer lateral certification. Additionally, the occupancy permit fees total $ 50 per unit for residential buildings and $ 100 per unit for commercial structures.
r Submit the occupancy permit application.
Step 3:
r Dye test report and sewer lateral inspection DVD must be submitted to the Borough by a plumber. The Borough will review the DVD within five( 5) days of receipt.
r Upon review of the sewer lateral video, the Borough will convey the inspection results directly to the primary point of contact. If defects are discovered, repairs must be completed prior to closing, or an escrow agreement must be executed. A new lateral inspection DVD must be submitted upon the completion of repairs.
