PROTECTING YOUR BUSINESS diligence ahead of a refinance, during a buyer’ s technical review before an acquisition, or in the aftermath of an incident when everyone’ s asking how it happened and the honest answer turns out to be“ Nobody ever drew that line.” Establishing cybersecurity guardrails for business leaders is precisely how that line gets drawn before a transaction, audit, or incident forces the question.
Most IT and cybersecurity guidance treats vendor system access as a generic problem— monitor it, review it, and most of it works reasonably well, for what it’ s built for. It’ s written for a business operating inside a building, managing its connections out to the rest of the world: the bank, the EDI partner, the SaaS vendor, anyone reached across a wire the organization deliberately chose to run. Those relationships get treated carefully precisely because they look like what they are— an external connection, established on purpose, with an obvious boundary to define and defend.
A BMS vendor’ s system doesn’ t look like that at all. It isn’ t a connection reaching out to the building from somewhere else. It’ s physically installed inside it, indistinguishable immediately from anything else running on the same network. Nobody sits down to“ establish a connection” with the elevator controller the way they’ d set up a banking integration. The vendor just wires it in, and from that point on, it’ s simply part of the building, not a relationship anyone remembers to review.
That’ s the actual reason this category of risk gets missed by frameworks that otherwise handle third-party risk well: those frameworks are built to watch the doors. A BMS installation doesn’ t come in through a door. It’ s poured into the foundation.
That’ s the gap a CRE-aware view closes, not a better version of generic vendor-risk guidance but a recognition that building systems were never going to be caught by guidance written for wired connections, because they were never wired in the way those connections were. They were simply built.
