Today ’ s buyers are busy people . They can do their research on the net and save valuable hours each week by only inspecting properties that suit their criteria . Why would they look at a property that doesn ’ t fit their buying criteria ?
How to recover if your sale falls through
In the second week of my real estate career , my first ever sale fell through . All these years later , I remember it vividly . The contract included a clause to the effect that unless the buyer received loan approval from the bank , the contract would be null and void . Unfortunately , the buyer failed to qualify . Ouch ! My first sale crashed and burned and I was devastated . I had worked so hard to negotiate the result only to have the whole thing go pear shaped .
