Contracts
Whilst we are encouraging landlords to use our
standardised contract, some contracts vary from
this so it’s always best to get it checked by ASK in
the Students’ Union before you sign it.
Things to check and discuss…
How long will the contract be for?
Most landlords offer a fixed term contract. Check that
this suits your needs and, if you need to, negotiate
before finalising and signing the contract.
What will happen if you want to leave
the contract early?
Most contracts do not allow you to do this unless
you continue to pay the rent or find someone to
replace you.
Is it a single or joint tenancy?
A single tenancy means you will only ever be
responsible for your share of the rent. A joint tenancy
means that the landlord could hold you jointly
responsible for any unpaid rent.
Do you have to provide a guarantor?
Only if your landlord asks you to have one. For
example, your guarantor may be asked to sign a
guarantee form and will be liable for the rent if you
don’t pay. If you sign a joint tenancy, your guarantor
could be asked to pay any rent owned by another
tenant. Make sure you guarantor is aware of this
before they sign.
What ID will you need to provide
when you sign the contract?
This can vary so check with the landlord/agent
when you view the property to avoid any delays.
