NORTH BAY VILLAGE

there is a neighborhood going through transformation in Miami. This time it’s an area called North Bay Village. It is located around 79th Street between Miami and Miami Beach sitting on Biscayne Bay.

Developers are moving northward as areas get gentrified and developed in Miami Beach and Miami. North Bay Village is extremely attractive as a waterfront haven surrounded by water on both its north and south side.

North Bay Village once considered no man’s land, is now being supercharged with over five new residential developments and almost 1,000 new homes by 2025. Plus, a new multi-million-dollar investment in a world class soccer training center, athletic facilities and community center in conjunction with the Argentine Football Association (AFA) is in the works in this neighborhood.

The local waterfront is being torn down and replaced with something sexier brought in the form of Palm Tree Club with an upscale restaurant, hotel, pool and marina. It is being developed in partnership with Continuum Group.

The marquis development coming is by Sunbeam Properties which will truly transform North Bay Village. The development will cover 13 acres located on both sides of the 79th Street Causeway. It will include about 2,000 residential units and 112,500 square feet of hotel space with 300 rooms, 870,000 square feet of office and retail space, public areas like a baywalk dubbed “Island Walk”. There will be a waterfront promenade with a variety of shops and restaurants coming as well.

The three-island city of North Bay Village is attracting a variety of developers bringing a mix of apartments, condo towers, hotels, restaurants, retail and office space within the next few years. Already, six developers have spent $143.5 million on land alone to turn into nearly 3,000 new residences in the form of condos and apartments.

Notable residential developments already underway include upscale brands like Continuum and Pagani.
