It’ s a weekday afternoon and you come inside with the mail. Tossing the pile on the counter, you notice a letter from the First Colony Community Services Association. Uh-oh. Sure enough... a landscape violation. The grass in your front yard has some gaps that needed sod or ground cover and your driveway needs a cleaning.
No one likes to receive these letters. Our first reaction is often annoyance or frustration. Sometimes that reaction is a result of an unclear violation notice, or perhaps we thought the violation had already been solved. Sometimes we just don’ t have the bandwidth( or funds) to deal with the issue at the moment because of other things going on in our lives. Because our homes can be extensions of ourselves, tied to our sense of safety and identity, the violation letter can often feel more like an attack than a reminder.
The good news is that the Association is eager to assist members in navigating the violation process. If you need clarification about a notice, feel that the notice was unwarranted, or need more time to fix the problem, please contact FCCSA by email at communitystandards @ firstcolony. org or by phone at( 281) 634-9500. Reaching out to the Association quickly will allow us to start working with you before the violation escalates, which can prevent fees and fines. We will respond in writing so that the answer is available to reference again, along with links and photos to provide additional information.
Violation notices are no fun. But the FCCSA community standards help maintain First Colony property values and resale stability, ensure a consistent appearance( while allowing as much individual expression as possible), and preserve the aesthetic & architectural integrity of the community.
Current Fence Guidelines
As a reminder when working on fences, FCCSA’ s Fencing Guidelines for street facing fencing. Any street facing fencing that is replaced will need to follow the current guidelines, which include a rot board, cap rail, and trim. Please submit a Property Improvement Application before beginning any work to ensure that your planned improvement follows the current guidelines. This will help ensure that the improvement is done according to current restrictions, and also prevent you from spending money more than once on an improvement.
Please be advised that fence pickets must be cedar. Pine pickets are NOT permitted.
