Association Updates
Updated Commercial Signage Guidelines
Recently, the FCCSA Board of Directors voted to approve changes to the FCCSA Commercial Guidelines to allow for more branding through the use of signage. The changes approved were:
1. Allowing for colored logos on building signs that are no more than 10 % the size of the sign. The remaining signage requirements would remain in place limiting color, size, and location of the sign, as well as requiring approval by the Property Improvement Committee.
2. Allowing colored signs in place of a logo for tenants of Multi-Tenant Retail Buildings and Single Tenant Retail Buildings that meet the requirement for anchor tenants if approved by the Property Improvement Committee.
3. Window graphics at the top of the store front windows no larger than 10 % of the area of the window would be allowed as approved by the Property Improvement Committee.

Updated Residential Guidelines
At the June 25th Regular Board Meeting, the FCCSA Board of Directors approved updated Residential Guidelines. Many of these updates were to provide clarification to the guidelines, but did not substantially change the functionality of the guidelines. However, some guidelines have been changed to allow more flexibility than was previously allowed. Some of the more substantial changes are:
1. Allowing shade structures with standing seem metal roofs. 2. Allowing up to 2 car covers if they meet specific requirements.
3. Allowing one row of evergreen shrubs of a consistent species, and one row of accents plants in front of that instead of requiring two rows of evergreen shrubs. Two rows of evergreen shrubs are still allowed. The intention of this change was to allow more options for landscaping at the home, not to force a change to a new standard.
