Association Updates
The Violation Notice
It ' s a weekday afternoon and you come inside with the mail. Tossing the pile on the counter, you notice a letter from the First Colony Community Services Association. Uh-oh. Sure enough... a landscape violation. The grass in your front yard has some gaps that needed sod or ground cover and your driveway needs a power wash.
No one likes to receive these letters. Our first reaction is often annoyance or frustration. Sometimes that reaction is a result of an unclear violation notice, or perhaps we thought the violation had already been solved. Sometimes we just don ' t have the bandwidth( or funds) to deal with the issue at the moment because of other things going on in our lives. Because our homes can be extensions of ourselves, tied to our sense of safety and identity, the violation letter can often feel more like an attack than a reminder.
The good news is that the Association is eager to assist members in navigating the violation process. If you need clarification about a notice, feel that the notice was unwarranted, or need more time to fix the problem, please contact FCCSA by email at communitystandards @ firstcolony. org or by phone at 281-634-9500. Reaching out to the Association quickly will allow us to start working with you before the violation escalates, which can prevent fees and fines. We will respond in writing so that the answer is available to reference again, along with links and photos to provide additional information.
Violation notices are no fun. But the FCCSA community standards help maintain First Colony property values and resale stability, ensure a consistent appearance( while allowing as much individual expression as possible), and preserve the aesthetic & architectural integrity of the community.
FCCSA Facility Improvement Project
The FCCSA office building requires significant repairs due to foundation movement and structural damage. As part of the project, the main office will undergo necessary repairs and remodeling, while the Aquatic Building will be renovated to provide additional space for FCCSA meetings and community event rentals. Required ADA accessibility upgrades, including improvements to the Aquatic Center restrooms, are also included.
The Board has approved a total project budget of $ 2,734,847, which will be funded entirely through existing Capital funds. The Association will not incur debt or need to increase assessments to fund the project.
Project Timeline:
9Aquatic Building: July – October 2026
9 Aquatic Center Restrooms: July 29 – August 28, 2026
9Main Office: November 2026 – June 2027
FCCSA staff will remain in the main office during the Aquatic Building renovations and will temporarily relocate to the Aquatic Building while construction is underway at the main office.
