Letter from the FCCSA Board of Directors President
FCCSA Owners,
The first quarter of 2025 is in the books. We have made good headway on some of our larger initiatives.
As most of you know, the FCCSA building has foundation and plumbing problems that must be addressed. The Board is reviewing floor plans for renovations to both the main and the aquatic buildings. After renovations, half of the staff will office from the aquatic building and the rest in the main building. Approximately half of the main building will be an open area with a kitchenette, tables and chairs in which we will hold our monthly Board Meetings, Neighborhood Rep meetings, our Annual Meeting, committee meetings, etc.. It will also be nice space in which owners can rent to hold parties and such. We do not have a large space that is available for people to hold retirement parties( heaven knows we have a lot of those in our community), bridge club, graduation events, etc.. We are excited about the possibilities. We might even hold a FCCSA Bingo night once in a while or hold some socials for neighbors to meet and get to know each other more.
We are closing in on the location for two additional tennis courts. The demand for Pickleball has grown rapidly and we will be utilizing tennis court 3 and 4 at Lexington Colony to implement six pickleball courts. The two new tennis courts being built will provide tennis players another option to play.
We are reviewing and prioritizing capital improvement projects. Almost all can agree, many things have been neglected over the last handful of years, so the list of needs is large. We will be making some decisions soon but will not be able to address all items on the list. Not only do we need to consider the one-time cost of capital improvements, but we also must consider the associated ongoing maintenance and reserve costs as well.
Payment Plan Request
Our Landscape Committee has been working hard to get the first phase of our Beautification plan off and running. I believe they will be taking bids from landscape companies this week. We are excited to see the upgrades to neighborhood entrances and esplanades in Zone One( Dulles / Lexington area of our community).

The Board is looking at the cost of pools and the challenges our pool management company is experiencing in finding enough lifeguards to staff them and therefore are considering making some of our pools Swim at Your Own Risk. Again, we are looking into this, but it could end up saving the association a fair amount of money.
Board Members Curtiss Grant and Michelle Siv are taking the lead to review our residential and commercial guidelines. This Board desires to back the staff in upholding our guidelines. Deed Restrictions and Guidelines are in place to keep the value of our community high. The association is taking steps to further beautify the community, and we are asking owners to step up as well and clean up and maintain their property to a high degree. Collectively, this will increase the value of homes. You may not care about how your yard looks, but your neighbors certainly do. Please do your part as owners so
