WHAT IS THE ROLE OF FCCSA?
It’ s natural to wonder why anyone would choose to live in a community where they owe annual dues( on top of their regular mortgage payments, property taxes, income taxes, as well as, home and auto insurance) with all generally due and payable at year end. HELP!
While there are definitely some trade-offs involved, this Board thinks FCCSA delivers significant value to its members with the overarching goal to preserve home values. FCCSA provides guidance and enforces certain rules to keep lawns and home exteriors looking well-maintained. FCCSA also helps homeowners from making unattractive additions and / or avoiding certain exterior paint colors, neglecting major repairs, all in order to ensure that everyone’ s property values remain consistent or increase.
Again the point is simply to make sure the homes in the neighborhood maintain uniformity, and that homeowners are able to maintain their property values.
So, while the notion of living within FCCSA may initially seem onerous, the goal of this Board is for it to be just the opposite. FCCSA exists to improve the quality of life for members and to safeguard each member’ s financial investment. FCCSA is an association comprised of members organized for a joint purpose with shared interests and / or efforts. We are all in this together. It’ s not FCCSA versus the members but instead FCCSA exists to help and assist the members in their duty to maintain their property and thereby maintaining their neighborhood and First Colony. Try to focus on what you can do with your property instead of what you cannot do.

I think all of us, myself included, has been the recipient of a notice from FCCSA describing something on our property that requires our attention. Upon receipt we have two choices; address the issue or become offended and ignore it.
CAN YOU IGNORE FCCSA?
If ignored or you flaunt the rules and regulations, you will receive a series of letters, followed by fines, followed by legal notices, lawsuits and then it becomes very messy. What is the point of all this? What point are you trying to prove? You’ ve now put yourself in the position of you versus FCCSA and the problem remains unresolved, and the fines accumulate. If you have questions about a violation, you may email the inspector or pick up the phone and call or drop by the FCCSA office and discuss the issue with the inspector or Executive Director. If you’ re still not satisfied you may present your case before the Board and we will assist in the resolution of the issue. Please keep in mind that FCCSA is tasked with ensuring that the rules of the organization are upheld and enforced consistently, and without favoritism.
