Letter from the Board of Directors President continued from page 4... shrubs and flowers around your property. We are nearing the time when yards need to be cared for weekly. If you have large weeds growing in your yard, you have most likely waited too long to mow and maintain. In order to see the community level up, it will require the association and owners working together. The association will be writing more letters to owners as we are seeing a fair number of properties slipping in appearance rather than improving.
As a reminder, please submit a Property Improvement Form when making changes to the exterior of your property, including trees and fences.
2025 BUDGET
In April we will take a second look to review the current budget to see if there are any other areas that can be reduced. Another look at all programs and expenditures to ensure we are utilizing our funds wisely.
DEED RESTRICTIONS / GUIDELINES
The month of May we will focus on reviewing our guidelines. The Board desires to enforce the guidelines therefore we need to make sure all the guidelines are ones that we believe are necessary to keep up the level of the community. For example, some owners are topping their trees. Our guidelines state this is not permitted. It is viewed as unsightly and is also not healthy for trees. It is very painful when an owner takes this action as the result is the trees need to be cut down and new ones planted. Please, please before you take action on the exterior of your property, check with FCCSA to see what our guidelines say. Another key item in this area is regarding our fences. The FCCSA guideline for fence installation has always called for cedar pickets. Not all owners check before installing a new fence and if pine pickets are utilized, you will be asked to replace them with cedar as that is our guideline. If you have input on our guidelines, please send an email to the Board or to David Pella. An owner not knowing the guidelines is not a valid reason for leaving something that is against the guidelines. Please take a minute to be familiar with the guidelines around whatever you are working on as it relates to the exterior of your property.
Paper Shredding Event Saturday, April 5, 2025
LOCATION: FCCSA Parking Lot 4350 Austin Parkway, Sugar Land TIME: 9am- 12pm
FCCSA is hosting a FREE paper shredding and electronics recycling event on Saturday, April 5th from 9 am – 12 pm.
Acceptable shredding items include: all paper, file folders, hanging files, notepads, and envelopes. There is no need to remove staples or paper clips. Please remove metal fasteners, binder rings, plastics, x-rays, hard drives, and any other non-paper materials from your shredding documents. Drops are limited to six( 6) boxes or garbage bags per FCCSA household. Boxes & plastic bags need to be taken back with you.
This is a drive through only event, we ask that you stay in your car. The shredding trucks will be at the FCCSA large parking lot. The address is 4350 Austin Parkway, Sugar Land.
As you can see, the Board has been hard at work. We are open to input from owners regarding any of the topics above. We appreciate the positive comments we have received thus far and believe we are making good headway in 2025.
