D Structural Frame and Building Envelope – ? Ideal Conditions/Recommendation: Balconies are flashed at the intersection with the building and drain away from building. Windows and trim materials: – – – Requirement: Caulking around windows and trim/siding is in good condition without gaps and not cracked. Requirement: Windows and trim show no significant moisture damage. Requirement: There are no broken window panes or IGU's. ? Exterior doors: – – Requirement: Doors have thresholds, weatherstripping and door sweeps in good condition. Requirement: Doors, frames, and interior floors at entries do not have excessive wear or moisture damage. ? Interiors: – – Requirement: Unit interiors or hallways show no evidence of water damage or mold. Ceilings are not sagging and drywall is not bulging. Ideal Conditions/Recommendation: There is no ghosting on walls indicating water intrusion/ infiltration. ? Landscape: – – Requirement: Trees are not touching the building or posing danger due to root intrusion or proximity of structurally unsound limbs. Requirement: No vegetation is growing under siding, gutters, or trim. (Vegetation on the surface does not preclude compliance.) If there are problems or excessive damage, the Rater should suggest that an evaluation be completed by a pest inspector, structural engineer, or other appropriate expert. The appropriate expert will provide a scope of work to eliminate the moisture damage issues. The Rater will include recommendations wherever possible. Some simple corrective actions that may be required to meet this measure include the following: ? ? ? ? ? ? Pruning of plants and trees that are touching the home or are posing potential danger to the home due to excessive root intrusion or proximity of structurally sound or unsound limbs Simple flashing repairs or refinishing materials that are slightly degraded Replacement, repair, or refinishing of materials that are significantly degraded Sealing penetrations Installation of weatherstripping, thresholds, and sweeps for doors and windows Capping and flashing of chimney, water heater, ventilation fans, or furnace flues VERIFICATION Field Verification: The Rater will conduct field compliance verification for visible moisture damage to the exterior assemblies and will refer to other experts as needed. This measure requires a judgment call on the part of the Rater. If corrections are needed, the Rater will complete an additional field compliance verification or have documentation of corrections.
