Foundation – – – – Requirement: Foundation does not have large cracks (wider than ¼") allowing moisture intrusion. Ideal Condition/Recommendation: The exterior foundation wall and crawlspace should have a well designed drainage system. Ideal Condition/Recommendation: The crawlspace should be completely covered with a heavy-duty vapor barrier to reduce moisture movement into the home. Ideal Condition/Recommendation: Maintain a minimum distance of eight inches between grade and framing materials. This distance should be measured from the top of any mulch layer. CBC requires a distance of eight inches from grade for untreated wood.

Landscape: Landscaping that protects the home from moisture intrusion has the following attributes: – Requirement: Grading shall direct water away from foundation, maintaining a 5% slope for at least ten feet around and away from entire home. A system must be in place to direct the water away from the home and foundation to the driveway, swale, or other system to capture and direct water away from the foundation. Requirement: Irrigation shall not leak, nor soak areas or result in ponding at the foundation. The Rater shall review survey results with the Homeowner and/or Builder.
