B1. MOISTURE SOURCE VERIFICATION IDENTIFICATION AND CORRECTION
CRITERIA FOR QUALIFICATION This measure is required for Whole House. Conduct a visual survey of moisture-related issues in and around the home addressing the non-exhaustive list of moisture relevant areas included with this measure. The list includes descriptions of requirements and ideal conditions to assist in making recommendations. The Rater may complete the visual verification or work with other qualified professionals using the GreenPoint Rated Field Checklist for Moisture Source Identification. Use the GreenPoint Rated Existing Home Field Checklist for Moisture Source Identification to verify the conditions of the home. All required conditions must be met, meaning no correction is needed. In some cases, this may require a correction and second verification. The checklist requires each measure to be verified as Excellent, Good, Fair, Poor, or N/A. The evaluation is based on the Rater’s judgment. The intent is to remedy any acute moisture issues. The conditions must be improved if the rater deems the condition ”Needs to be corrected” or ”Poor” on the checklist. The list of moisture relevant areas is as follows: ? Gutters and downspouts: A well installed system has the following attributes: – Requirement: Gutters are clean, properly pitched for drain, well connected and supported to the roof eaves, and well connected to downspouts. Note: the house must have gutters or a combination of gutters and deliberate path to direct rainwater away from house and foundation, such as 24 inch overhangs to surface draining away from building. Requirement: The downspout directs water at least two feet from the foundation of the house either into the public storm drain system (includes driveway leading to storm drain system), a rainwater catchment system, or a planting bed that is preferably designed to be able to accept larger amounts of water without erosion occurring (e.g. having a deliberate depression, such as a swale, or a high infiltration rate area, such as a gravel-filled drain bed). Requirement: All downspout diverters or extensions must be mechanically fastened or must effectively discharge to permanently fixed diversion elements such as concrete troughs or driveways that effectively direct water away from the home and foundation toward the storm drain, street, or receptive landscape bed.

Foundation: A moisture-protected foundation has the following attributes: – Requirement: Structural wood members are not in direct contact with soil or sit below the level of soil. This includes sill/ sole plates, piers, posts, porches, decks, stairs, and siding. Pressure treated and steel posts are exempt. Though stucco run to grade should be highly discouraged as a practice because it contributes to ground moisture migration, it does not preclude compliance with this measure. Requirement: Wood in the crawl space or basement is free of significant moisture damage or pest damage. This includes the mudsill area, joists, ground/floor, cripple walls, cross bracing, and vents. Requirement: The crawlspace does not have significant moisture intrusion.
