P. DESIGN CONSIDERATIONS
P1. EXISTING BUILDING COMMISSIONING
CRITERIA FOR QUALIFICATION Note: This section applies to multifamily projects only. Up to four points are available for existing buildings that have never been commissioned and that complete the following measures for the HVAC system, lighting controls, domestic water heating system, and alternative energy systems. For retrofit projects installing new equipment, refer to the commissioning measure outlined in the latest New Home Multifamily Manual. P1.1. Equipment Review and Verification (1 Point)
For retro-commissioning projects, the appropriate qualified professional for each system will complete and document the following steps: ? Establish a Sequence of Operations (SoO) for each equipment and system, to include: – – ? ? ? ? Schedules for operation Setpoints (that is, what causes the equipment to turn on or off, or to modulate to a different operational condition)
Describe interconnectivity of equipment, or equipment and systems that require or promote this equipment to function properly. Review the manufacturer's installation and operation manual and available design criteria to confirm the equipment is installed and configured as intended. Create an equipment list with manufacturer, model, and serial number for each piece of equipment. Include specific data that would be helpful for maintenance (e.g., refrigerant, motor data, lamp types, efficiency ratings, etc.). Visually verify equipment is installed according to manufacturer's requirements. If possible, refer to the O&M manual to verify that these requirements are satisfied.
For re-commissioning work, follow these steps: ? ? ? Using existing commissioning forms and results, review the SoO to determine if criteria remains valid for the building's operations. Modify and update tests for equipment or settings that have changed. Update any section in the test that may improve verification of critical areas of operation. Create blank commissioning forms with the approved SoO.
Note: What constitutes an appropriate qualified professional is based on the license or credential associated with the system the individual is evaluating. For example, a review and verification of a CDHW system would need to be completed by a C-4 Boiler Contractor. P1.2. System Testing (2 Points)
