The structural solution has also played an important role in achieving the project’ s design ambitions. Around 500 tonnes of structural steel have been used to create large, column-free floorplates, allowing flexible office layouts that are capable of adapting to different tenant requirements over time. A centrally positioned concrete core provides the building’ s stability while maximising usable floor space across each level.
Alongside construction, the project has generated social value within the local community. Willmott Dixon has worked with schools, colleges and employment organisations across Doncaster, providing educational engagement, employment support and training opportunities while construction progresses. Local supply chain partners have also been involved throughout the programme, helping to retain investment within the regional economy.
The topping out ceremony marked more than the completion of the structural frame. Representatives from the council, project team and future occupiers gathered to sign a commemorative steel beam before it was lifted into position, recognising a significant milestone as the focus shifts towards façade installation, internal fit-out and building services.
Scheduled to open in early 2027, Gateway One represents a different kind of regeneration project. While many city centre developments concentrate on retail or residential accommodation, this investment is focused on creating an environment where technology businesses are able to grow, collaborate and attract new talent. As construction advances beyond its structural phase, the building is becoming a visible symbol of Doncaster’ s long-term ambition to establish itself as one of the UK’ s emerging centres for digital innovation.
