DONCASTER GATEWAY ONE- DIGITAL HUB

Construction has reached its highest point at Gateway One in Doncaster, where Willmott Dixon is delivering a flagship digital hub designed to support the city’ s ambitions as a centre for technology, innovation and artificial intelligence.
A prominent new addition to Doncaster’ s skyline is beginning to take shape as Gateway One reaches a major construction milestone. The five-storey development, located adjacent to Doncaster Railway Station, has now topped out, marking the completion of its structural frame and signalling the transition to the next phase of construction.
Commissioned by the City of Doncaster Council, Gateway One is being delivered by Willmott Dixon Construction, with Bond Bryan appointed as architect, landscape architect and interior designer. The £ 32 million scheme forms a cornerstone of the wider City Gateway regeneration programme and has been designed to strengthen Doncaster’ s growing reputation as a centre for digital technology and artificial intelligence.
When complete, the 52,000 sq ft Grade A office building will provide flexible workspace for digital businesses ranging from start-ups to established technology companies. Automated Analytics has already been confirmed as the building’ s anchor tenant, with plans to establish an AI incubator supporting early-stage businesses and entrepreneurs within the development.
Rather than creating a standalone office building, the project has been conceived as part of a wider innovation ecosystem. Gateway One will encourage collaboration between technology companies, educational institutions and business support organisations, creating an environment where new ideas and commercial partnerships are able to develop alongside one another.
Architecturally, the development has been designed to establish a strong civic presence at one of the principal gateways into the city centre. Bond Bryan’ s proposals combine contemporary office accommodation with landscaped public spaces, improving the arrival experience for people travelling through Doncaster Railway Station while creating opportunities for public events, outdoor seating and commercial activity at ground level.
Sustainability has been embedded throughout the project. Gateway One is targeting net zero carbon in operation together with an EPC A rating and BREEAM Excellent certification. High-performance building systems, efficient façades and sustainable construction methods have all been incorporated to reduce operational energy demand while creating a modern workplace suited to future occupiers.
