CG FRY- WELBOURNE GARDEN VILLAGE
Attention to architectural detail is evident throughout the development. Traditional brickwork, sash-style windows, formal entrance doors, carefully proportioned elevations and landscaped streets have all been incorporated to create homes that reflect local character while providing contemporary internal layouts. The aim is to establish neighbourhoods with a strong sense of identity from the earliest phases of construction.
Although rooted in traditional architecture, the homes have been designed around modern standards of sustainability. Each property benefits from a low-carbon water source energy network for heating and cooling, integrated electric vehicle charging and gigabitcapable fibre broadband. These technologies have been incorporated discreetly within the homes, allowing modern performance to sit behind a traditionally inspired appearance.
Landscape plays an equally important role in the development. More than half of Welborne will comprise publicly accessible green space, including parks, woodland, orchards, allotments, play areas and a network of pedestrian and cycle routes. CG Fry’ s first homes sit alongside the 94-acre Dashwood woodland, giving residents immediate access to established natural surroundings from the outset of the development.
The wider vision for Welborne extends beyond housing delivery. Community facilities, including a village centre, cafés, shops, a primary school, healthcare services and leisure amenities, are planned as part of the early phases rather than being introduced years after residents move in. This approach is intended to establish a functioning community from the beginning of the development.
Construction of CG Fry’ s neighbourhood follows planning approval granted by Fareham Borough Council in 2024 for 111 homes within the Dashwood area. The approved scheme includes substantial areas of landscaped open space, reinforcing the wider masterplan’ s emphasis on balancing residential development with accessible green infrastructure.
Rather than delivering a conventional housing estate, CG Fry’ s role contributes to a much broader vision for how new communities are planned and constructed. The emphasis on enduring architecture, coordinated landscape design and modern sustainability measures reflects the longterm aspirations established for Welborne, where individual developments are intended to contribute to a cohesive settlement rather than stand in isolation. As successive phases progress, the first homes by CG Fry provide an early illustration of how those principles are being translated into the built environment
