GP Thomas has identified Manor Gardens within its regeneration and residential portfolio, alongside projects involving new developments and the conversion or refurbishment of existing buildings. The contractor’ s regeneration work includes restoration and retrofit projects intended to improve energy efficiency and long-term usability while respecting the character of existing structures.
For Stonewater, the development contributes 50 homes to its housing provision in Gloucester, with the majority designated for social rent. The four affordable rent homes complement those properties, providing another tenure within the scheme. The project’ s energy measures form part of the specification for the new homes. PV panels generate electricity from renewable sources, air source heat pumps provide a lowcarbon heating technology, while EV chargers provide infrastructure for electric vehicles.
The physical composition of Manor Gardens is therefore varied. New-build apartments and houses sit alongside bungalows, while four homes are being produced through
the refurbishment of the listed Manor House. The dedicated community hub adds a further shared element to the site.
With homes due to become available from April 2026, Manor Gardens is set to provide a substantial addition to Gloucester’ s social and affordable housing stock. The combination of new construction, heritage refurbishment, renewable energy technologies and communal facilities gives the project a broader remit than a conventional residential development.
For GP Thomas, the scheme provides an opportunity to work across both new-build and regeneration disciplines within one site. For Stonewater, the result will be 50 new homes across a range of accommodation types, with 46 social rent properties and four affordable rent homes.
Manor Gardens brings together contemporary housing and the reuse of an existing heritage building. The result will retain the Grade II listed Manor House as part of the development while adding new homes, renewable energy measures and a community hub to the Barnwood Road site.
