A former Grade II listed manor house is being brought into a new residential development at Manor Gardens, Gloucester. Delivered by GP Thomas for Stonewater, the scheme will provide 50 homes alongside a community hub.
The development on Barnwood Road comprises 46 newbuild homes and a further four homes created through the refurbishment of the Grade II listed Manor House. Stonewater is working with GP Thomas on the scheme, which began on site in March 2024, with homes scheduled to become available from April 2026.
The completed development will provide a mixture of social and affordable rented accommodation. Of the 50 homes, 46 will be available for social rent and four for affordable rent. The range of accommodation has been designed to serve different household requirements, with the scheme incorporating apartments, bungalows and houses.
The development comprises 19 one-bedroom apartments, 24 two-bedroom apartments, one three-bedroom apartment, two three-bedroom bungalows and four three-bedroom houses. The combination gives the scheme a varied residential mix, while the inclusion of the refurbished Manor House brings an existing heritage asset into the overall development.
For GP Thomas, the project brings together new-build construction and the refurbishment of an existing listed building. The contractor’ s regeneration work includes projects involving heritage, residential and social housing assets, with refurbishment of period and listed buildings forming part of its experience.
Manor Gardens brings those disciplines together within one project. The four homes within the Grade II listed Manor House require a different approach from the newly constructed properties, with the existing building’ s character and architectural significance forming part of the work. Alongside the refurbishment, the new-build element provides the majority of the accommodation, creating a development in which heritage and contemporary housing sit alongside one another.
The project also incorporates several renewable energy technologies. Photovoltaic panels, electric vehicle charging points and air source heat pumps form part of the development’ s specification, supporting the energy performance of the new homes and providing infrastructure suited to changing patterns of energy use and transport.
A dedicated community hub is another component of the scheme. Its inclusion provides a shared facility alongside the residential accommodation and adds a communal element to the development.
The location provides residents with access to Gloucester’ s city-centre facilities, including supermarkets, convenience stores, banks and leisure amenities. Gloucester Quays Outlet Village is also within the wider city area, providing access to retail and leisure facilities.
Transport connections add another practical benefit. Manor Gardens is situated approximately two miles from the M5, giving residents access to the motorway network, while Gloucester railway station in the city centre provides rail connections to destinations elsewhere in the UK.
The mixture of accommodation is particularly relevant to Stonewater’ s role as a provider of affordable housing. Rather than focusing exclusively on one type of household, Manor Gardens brings together smaller apartments with larger homes and bungalows. The completed development will therefore provide accommodation across a range of household sizes and needs.
The regeneration of the Manor House adds another dimension. Retaining and refurbishing an existing heritage building alongside new construction means the site incorporates an established architectural asset into a contemporary residential setting.
