Construction. Timber frame components and other structural elements are being manufactured off site before assembly in Bacton, helping accelerate programme delivery and improve build efficiency.
Low-carbon technologies form a key part of the development strategy. The homes are being fitted with air source heat pumps and roof-mounted solar panels to reduce operational energy demand and improve longterm energy efficiency for residents. As the development progresses, infrastructure and housing blocks are becoming established across the site. Flagship Homes confirmed during late 2025 that the first ten homes are expected to be ready for occupation during 2026, with construction continuing across the remaining phases of the development.
For Aspen Build, the Coast Road project adds to a growing portfolio of residential developments across East Anglia. The Ipswich-based contractor specialises in housing delivery and has been involved in multiple affordable and mixed-tenure schemes throughout Norfolk and Suffolk.
As construction continues toward completion, the Coast Road development reflects the increasing use of lowcarbon construction methods and factory-manufactured housing components within regional residential delivery, while also contributing new affordable homes within one of Norfolk’ s coastal communities.
The wider scheme also includes provision of a 0.6-hectare parcel of land south of the village hall, which is due to be transferred to the parish council for use as public open space and parking. This element of the project forms part of the wider community infrastructure associated with the residential development.
North Norfolk District Council approved the scheme following planning review, with funding support provided in part through Homes England. Local authority representatives have described the development as an important contribution toward addressing housing shortages within the district, where affordable housing availability remains limited.
