R & D FACILITY- DEVONSHIRE ROW MEWS

The Devonshire Row Mews R & D facility in Marylebone has been refurbished to provide laboratory-enabled healthcare and research space within London’ s Harley Street Health District, supporting growing demand for flexible life sciences accommodation.
The redevelopment of 2 – 5 Devonshire Row Mews in central London has created a newly refurbished research and development facility designed for healthcare, laboratory and innovation-led occupiers. Located within the Harley Street Health District in Marylebone, the project forms part of wider investment in specialist medical and health technology infrastructure across the area.
Owned and delivered by The Howard de Walden Estate, the scheme provides approximately 6,483 sq ft of laboratoryenabled accommodation arranged across ground and lower ground floor levels. The space has been configured to support Class E medical use and Class E research and development activity, creating a flexible environment suitable for healthcare operators, diagnostics, research companies and life sciences occupiers.
The project involved the refurbishment and conversion of former garage accommodation fronting Devonshire Row Mews. Planning approval included alterations to access arrangements, frontage modifications, installation of rooflights and the introduction of associated plant and servicing infrastructure required to support laboratory and medical uses.
Internally, the facility has been designed to accommodate adaptable laboratory and office configurations. Modern building services infrastructure has been integrated throughout the property to support specialist occupier requirements, including upgraded ventilation, servicing capacity and operational flexibility. The accommodation also incorporates new welfare facilities, shower provision, lift access and dedicated loading and plant areas.
The building has achieved an EPC A rating following refurbishment works, reflecting the emphasis placed on operational efficiency and building performance. Upgraded fire safety measures and accessibility improvements were also incorporated as part of the redevelopment programme.
Located within the Harley Street Conservation Area, the scheme required careful consideration of the surrounding urban and heritage context. Planning submissions highlighted the importance of balancing new healthcare and research uses with the established character of Devonshire Row Mews and neighbouring properties.
