Remediation was a key early phase. HBD led a complicated clean up of the former industrial site, previously one of the largest undeveloped brownfield locations in the Black Country, in partnership with public stakeholders. This groundwork paved the way for SPARK to emerge as a flagship example of sustainable, purpose driven regeneration.
Situated just minutes from junctions 9 and 10 of the M6, SPARK combines enviable transport links with strong local labour availability. Once fully operational, the development is expected to generate as many as 1,000 new jobs across a spectrum of roles— offering a major economic boost to Walsall and the wider Midlands region.
Social value and community engagement are foundational to the project. From supporting local schools- running“ Bright Sparks” litter-picks and employability sessions-to offering community drop-ins and maintaining a dedicated liaison team, the project underlines a commitment to the local area. Simultaneously, over £ 1 million has been invested in landscaping and biodiversity improvements, including new ponds, trees and canal wall reinforcement.
Further investment in civic infrastructure is planned. As part of the broader SPARK masterplan, highway improvements including a signal controlled junction, new pedestrian facilities, and enhanced crossing points are being delivered by mid 2025.
Looking ahead, phase two— comprising a further three units— is set to launch in early 2026, with completion slated for Q3 2026. In total, up to 620,000 sq ft of high quality, net zero ready workspace will be delivered within a three year build programme.
With its strategic siting, sustainability credentials, and community driven framework, SPARK is reshaping brownfield redevelopment in the Midlands. It blends modern logistics and manufacturing capacity with inclusive social outcomes, delivering a landmark blueprint for future industrial hubs in the UK.
