The scheme forms part of the Council ’ s wider Watford Junction special policy area , which will deliver change to this brownfield , central and sustainable location .
Berkeley Homes aim is to kick-start the transformation of the Watford Junction area through delivery of a high-quality sustainable scheme that delivers long-lasting benefits for the whole community .
The scheme will be developed in phases , starting at the southern end of the site , and is expected to be completed by 2030 .
To meet population growth , Watford Borough Council is committed to delivering a minimum of 6,500 new homes by 2031 . Watford Borough Council is also aspiring to create a minimum of 7,000 additional jobs to accompany population growth and maintain Watford ’ s role as a regional centre .
The new homes will be for approximately 2,500 residents , including first time buyers , families as well as those looking to downsize . The homes are a mix of sizes and private market sale , rent and affordable homes .
The scheme includes 107 affordable homes , of which 87 % are two and three-bedroom family homes . Of the 107 homes , 21 will be social rented homes , 63 affordable rent and 23 for Shared-Ownership . Watford Borough Council has identified a need for affordable family homes , which is why most of the affordable homes are two and three-bedroom .
The outdoor space at The Eight Gardens has been beautifully designed to create areas where residents can relax , feel inspired and connect with the landscape . Art and sculpture form focal points , while beautiful planting and landscaping features provide interest for all the senses .
The four garden areas each have their own distinctive identity , united by the theme of papercraft , which reflects Watford ’ s industrial heritage .
This new public realm , including carefully designed landscaped spaces will be open for the whole community to use and enjoy . The development has been designed to encourage community activities and includes flexible workspaces , a new Penn Square for holding community events along with exercise areas and children ’ s play space .
