In 2020 , Berkeley Homes gained planning consent for the redevelopment of The Eight Gardens , which is the name chosen for 94-98 St Albans Road site .
Planning permission was initially granted in for 1,214 homes , 2,050 sqm of flexible commercial floorspace and the erection of a two-form entry primary school and nursery .
An amendment to the approved planning application was then granted in June 2022 . This allowed the provision of more outdoor amenity space and to amend the housing mix in Phase 2 so that it better reflected the housing market .
Following this Phase 1 amendment application , the total number of approved homes that will be delivered is 1,265 homes .
A Reserved Matters Application confirming the external appearance of the school and nursey was approved in May 2023 . The approved primary school and nursery will provide 420 and 52 places for pupils respectively .
